Once you've built up equity in your home, you can borrow against it — and two of the most common ways are a home equity loan and a home equity line of credit, or HELOC. They sound similar and both tap the same asset, but they work very differently. Choosing the right one comes down to how you plan to use the money.
A home equity loan gives you a single lump sum up front, repaid over a fixed term at a fixed interest rate. Your payment is the same every month, which makes it predictable and easy to budget. It's well suited to one-time expenses with a known cost — a major renovation, say, or consolidating a fixed amount of debt.
A HELOC is a revolving line of credit, more like a credit card secured by your home. You're approved for a limit and can draw from it as needed during a set period, paying interest only on what you actually use. Rates are often variable, so your payment can rise or fall over time.
Pick the lump sum when you know the number; pick the line of credit when you don't.
Ask yourself how certain your costs are. If you know exactly how much you need and want a fixed payment, the home equity loan fits. If you'll spend over time — a phased remodel, tuition across several years — the flexibility of a HELOC is hard to beat. Either way, you're borrowing against your home, so borrow only what you can comfortably repay.
Both options use your home as collateral. That's what makes the rates attractive, but it also means missed payments put your home at risk. Treat the decision with the seriousness it deserves.
